Retirement Village

Passive Fire
This four-storey block of 20 two- and three-bedroom apartments is part of an active retirement village. A programmed upgrade was under way to bring the apartments in line with current standards of finish and amenity.
With all 20 apartments stripped back for the refit, multiple passive fire non-compliances came to light in the walls, floors and ceilings. These had to be remediated before the internal work could start. We managed the remedial work so the building complies with the NZ Building Code.
Residents remained in the village for the whole project. Detailed planning kept the work safe and efficient for the duration of the project.

Service overviewInternal Refurbishments
Alongside a full external renovation, we delivered the internal refurbishment of this four-storey block. The scope included a complete strip-out and refit of all 20 apartments, together with the communal breezeways and shared areas.
Enclosing the previously open breezeways gave residents covered, weather-protected access to their apartments. Each apartment was then refurbished with upgraded layouts, new finishes and modern services.
Building services were upgraded to current standards throughout, improving performance and reliability across the block. Private apartments and shared spaces were renewed at the same time.
The completed interiors now match the renewed exterior, giving the village 20 refurbished apartments built for long-term occupancy.
